New Leaf Builders is looking for a VP of Construction to join our growing team and help launch a new division in Wilmington, NC.The first project site will be in Riverlights, situated on the Cape Fear River in Wilmington just south of historic downtown. The right candidate will beresponsible for the daily operations for all construction field related activities & will be crucial in developing strong relationships within the Wilmington, NC community. As a VP of Construction with New Leaf Builders, you will manage and act as the main liaison for all activities associated with vendor management, scheduling, and new business development. The Vice President of Construction provides leadership, vision, and direction for multiple aspects of construction, including project management, purchasing, field operations, environmental compliance, and safety. They are also responsible for helping the company to achieve financial goals and objectives, while increasing operating performance and developing mid-term to long-term strategic plans and pursuits. If you share our core values of kindness, honesty, and integrity, and are passionate about helping homeowners create the spaces where they create memories, we would like to hear from you.RequirementsEssential Duties and ResponsibilitiesResponsible for development management & support of new business activities, while maintaining the strong reputation of New Leaf Builders. Responsible for the generation and implementation of all construction field policies and procedures both on and off-site. Oversees procurement strategy & foster relationships with trade partners, coordinate the contracting of all vertical trades for the construction of homes. May assist in the bidding process, negotiations, and selection of trades. Prepare and maintain construction schedules through end of warranty New Leaf operations staff and municipalities as well as other builder organizations. Establish proper documentation for plans, specifications, budgets, contracts, and purchase orders ahead of any construction and then keep track of documents and performance according to the established plans. Drive process to ensure the most cost-effective product. Provide recommendations to reduce costs and increase efficiency. Responsible for achieving excellent customer satisfaction, by promoting an atmosphere of accountability that focuses on exceptional quality. Partner with internal teams to develop complete bid packages including qualification materials, project estimates, bid schedules and proposals. Responsible for quality control in construction including onsite leadership, direction, and guidance in construction procedures, building codes, scheduling, and safety practices to comply with all OSHA and state regulations. Oversee field operations, productions times, and ensure quality control so that the homes built meet the New Leaf quality standards and are ready for homeowner orientation and occupancy. Visit job sites daily to spot check quality and policy enforcement. Recognize talent, recruit, retain and motivate a team across all functions required to run a successful division. Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company. Ensure monthly costs analysis for all active construction budgets and oversees regular review of scheduling activities on projects. Oversees cost reporting and change order management systems and project document control. Track the performance and progress of each project, making adjustments as needed to keep the projects on track for success. Monitors and prevents major costs and schedule impacts. Works with leadership to develop short-term to long-term strategic plans for the organization around the growth and development of construction within the Wilmington, NC community. Act as a liaison between the New Leaf owners, customers, municipalities, and operations team. Qualifications: Five or more years professional experience in construction / construction management with a specific focus on Residential projects. Excellent verbal and written communication skills with proven negotiation skills. Excellent interpersonal and customer service skills. Excellent organizational skills and attention to detail. Thorough understanding of purchasing procedures and policies. Must have a vehicle and a valid driver's license. Experience in a leadership role involving operations, sales, and production. Demonstrated problem solving skills by using persistence and ability to overcome obstacles. Preferred previous experience with construction management software, MarkSystems or other construction software, to create accurate work orders and purchase orders. Great with technology and understanding of Microsoft Office applications & email. Knowledge of construction procedures, building codes, estimating, and scheduling best practices. Have a strong operational focus, analytical ability, and good judgement with high ethical standards. Excellent customer service and interpersonal skills. PHYSICAL REQUIREMENTS: Requires the ability to work at least eight hours per day and longer when needed to meet timelines. Ability to operate a motor vehicle, read plans, climb stairs, climb ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds, occasionally operate construction equipment. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision Regular exposure to outside weather conditions Some travel may be required.
