    Facilities Maintenance Coordinator

    Unit Description:

    You are a strategic, innovative Facilities Planner/Scheduler ready to help clients optimize their business!

    Sodexois searching for aFacilities Maintenance Coordinator to plan and schedule the maintenance activities at Viatris in Barceloneta, PuertoRico. Our ideal candidate will be a highly organized and detail-oriented individual who knows how to manage overlapping projects, keep track of deadlines, and efficiently use their time. We are seeking a coordinator who is a strong analytical thinker problem-solver and communicator.

    The Facilities Coordinator role is part of the Integrated Facilities Management team providing administration support to the IFM team and contractors ensuring that our client and staff are provided with an attractive, safe, accessible, and welcoming environment within clients sites.

    ESSENTIAL DUTIES AND RESPONSIBILITIES :

    • Utilize the Maximo CMMS to create, and coordinate efficient Preventive and Corrective maintenance work based on priorities, needs, scope, resources and timeline requirements
    • Analyze Preventative & Corrective work orders by size, urgency, skill set, location, complexity, and available manpower; and assist operations teams by issuing work orders in a sequential flow to individual technicians or work teams.
    • Coordinate the engagement and direction of appropriate subcontractors.
    • Work closely with Technicians to stage materials (pick), permits, subcontractors, tools, and resources necessary to accomplish the work in the most productive manner possible.
    • Develop, maintain, and distribute workflow processes to the entire account team documenting how work is planned, scheduled, and executed.
    • Conduct weekly planning meetings to assure resources and tasks alignment among team
    • Works with management team to optimize load for planned and scheduled work, scheduled (but not planned) work, and unscheduled work.

    • Provides regular statistical reporting to the management team and client showing quantities evidence of the productive use of the work force.

    • Uses guidelines set by management, develop, implement, and manage preventive maintenance and life cycle optimization strategies.

    • Determines appropriate predictive maintenance tasks. Trains the work force in the use of predictive maintenance techniques. Analyzes predictive maintenance data for trends. Initiates corrective actions as appropriate.

    • Spend 20% of time on the Facilities/Maintenance areas to issue permits, clarify work, evaluate effectiveness of work, or conduct evaluation and estimate for job to be perform.

    • Contact and escort suppliers, contractors, client needs or other resources as needed to conduct job evaluations and request for proposals (RFP)

    Other duties as assigned.

    EXPERIENCE/KNOWLEDGE:

    • High School diploma, GED, or equivalent experience.
    • 2+ years related experience.
    • Facility Management knowledge and/or experience.

    • Ability to maintain a positive attitude.
    • Ability to communicate with vendors, clients, co-workers and other departments with professionalism and respect.
    • Maintains a professional relationship with all coworkers, vendor representatives, supervisors, managers, customers, and client representatives.
    • Must have basic phone and computer skills (email, texting, etc.).
