POSITION SUMMARY

Within the Alterra Mtn Co Real Estate team, we design and develop the built environment, which enables the Company to deliver the most compelling outdoor adventure experiences imaginable. Always focused on driving growth and revenue for our resorts, our innovative and unique world-class development practices fuse entertainment, sustainability, and placemaking to deliver new standards in the industry.

The position is responsible for all aspects of resort development strategic envisioning and execution of projects to create and increase the value of Palisades Tahoe, Big Bear Mammoth Mountain, and Schweitzer resorts. This encompasses all resort owned lands, facility, hospitality, and retail investments including land use entitlement and re-zoning, resort development master planning, design development and in some instances development execution.

KEY RESPONSIBLITIES:

  • Execute resort base area development plans - including entitlement (zoning and land use), base village master planning and delivering master developer obligations.

  • Negotiate development agreements and manage resort land and mountain planners in developing program driven growth inducement master plans.

  • Manage full integration of development objectives and operational "performance" requirements on all new and existing attractions and facilities.

  • Understand financial drivers for resort expansion projects and present project feasibility and capital authorization request recommendations to Sr. Management.

  • Structure land deals in ways to induce development by 3rd party developers. Including knowledge of public financing sources for the funding of public infrastructure.

  • Nurture and maintain strong relationships with local government agencies, community-based organizations, and local and regional environmental groups.

  • Establish strong industry relationships in for-sale residential, hospitality and timeshare - developers and owner operators.

EDUCATION & EXPERIENCE

  • Bachelor's Degree required, preferably in real estate, business, finance, economics, engineering, construction, or management.

  • Minimum 10 years' experience in evaluating and executing resort development projects or large-scale mixed-use development projects.

  • Hands on resort operational experience is a plus.

  • Strong financial background in evaluating project feasibility.

  • Experience in resort planning, feasibility and design on single asset and master plan developments or similar relevant experience.

  • A firm understanding in all phases of development, seeking operational programming requirements, financing and vertical building development projects including strategy, approvals, sales and marketing, construction and delivery.

The base salary range below represents the low and high end of the Alterra Mtn Co Shared Services Inc. salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Alterra Mtn Co Shared Services Inc.'s total compensation package for employees. Other rewards may include short-term and long-term incentives and many region-specific benefits.

Denver area base salary range: $200,000 - $275,000 per year
