Job Description
The Maintenance Technician is responsible for day-to-day upkeep, repair, and preventative maintenance in an office setting to ensure a safe, functional, and professional work environment. This role performs routine inspections, responds to service requests with appropriate urgency, and maintains building systems and interior components, including basic carpentry, plumbing, lighting, and minor electrical work. The Maintenance Technician also supports HVAC operations, coordinates with vendors as needed, and ensures compliance with safety regulations, building codes, and organizational standards. Responsibilities may vary based on facility requirements and business needs.
Job Responsibilities
- Perform routine maintenance and basic troubleshooting on building plumbing systems, including repairing and replacing toilets, sinks, valves, and associated fixtures
- Remove and replace sections of cast piping with CPVC piping, including fittings and supports, in accordance with applicable plumbing codes within the scope of training and authorization
- Perform minor electrical maintenance and repairs, including replacing lamps, ballasts, switches, receptacles, and other electrical components in accordance with training and safety requirements
- Perform routine maintenance on HVAC systems, including replacing filters and cleaning condenser and evaporator coils
- Safely perform physically demanding tasks, including lifting, carrying, and positioning heavy materials and equipment
- Perform minor repairs to building components and fixtures
- Maintain building systems in accordance with established preventative maintenance schedules to minimize service interruptions.
- Clean, lubricate, and service mechanical, plumbing, and electrical components as required to ensure proper operation
- Use chemicals, tools, and materials in accordance with established guidelines, safety data sheets, and regulatory requirements
- Perform all work in compliance with applicable safety procedures, sanitation standards, electrical codes, plumbing codes, and accident prevention and reporting policies
- Requisition replacement parts, tools, and equipment as needed, obtaining required approvals prior to ordering
- Maintain accurate maintenance records and logs, including work orders and requisition documentation, update records upon job completion
- Promptly report maintenance issues, safety concerns, or abnormal conditions to the Facility Manager, Supervisor, and/or client as appropriate
- Perform additional duties as assigned by the Facility Manager or Supervisor
Qualifications
- Preferred qualifications include five or more years of experience in general building maintenance, including plumbing, electrical, HVAC, and mechanical systems, as well as preventative and corrective maintenance. This experience should be complemented by strong computer skills, including proficiency with Microsoft applications. The role requires experience in operating and maintaining building systems, troubleshooting and resolving maintenance issues, report writing, developing and documenting maintenance procedures, and supporting training or onboarding of maintenance staff.
- The candidate must demonstrate knowledge of applicable Occupational Health and Safety Acts, fire codes and regulations, accident prevention and safe work practices, bio/chemical hazards and hazardous materials, government regulations and protocols, and environmental legislation and compliance requirements.
- The ability to motivate team efforts to achieve operational goals is required. Strong verbal and written communication skills are essential, along with the ability to work effectively under time constraints. The position requires the ability to apply common-sense reasoning to carry out detailed but straightforward written or oral instructions, as well as the ability to work with basic mathematical concepts, including elementary math functions.
This role may have physical demands including, but not limited to, lifting, bending, pushing, pulling and/or extended walking and standing. This role may also require uniforms and/or usage of Personal Protective Equipment (PPE).
