Property Manager Business Partner Requirements & Qualifications


  • Minimum 7 years of facilities management, property management, or operational leadership experience
  • Experience overseeing 15+ locations within a multi-site environment
  • Direct responsibility for $2MM+ maintenance and/or capital expenditure budgets
  • Strong working knowledge of refrigeration systems and critical facilities infrastructure
  • Experience managing teams of 10+ employees at multiple operational levels
  • Proven vendor management, contract negotiation, and service agreement oversight experience
  • Demonstrated experience handling after-hours and weekend operational emergencies
  • Strong leadership, organizational, communication, and decision-making skills
  • Ability to operate independently in demanding operational settings


Property Manager Business Partner Preferred Background & Skills


  • Background in grocery, retail, cold storage, distribution, commercial, or mixed-use residential properties
  • Bilingual (English/Spanish)
  • Experience implementing preventative maintenance programs and operational systems
  • Multi-state portfolio oversight experience
  • Ownership mentality with a focus on solutions and low-escalation leadership


Property Manager Business Partner Day-to-Day Responsibilities


  • Oversee performance, maintenance, and facilities management for a diverse real estate portfolio
  • Independently manage daily operations and respond to emergencies with minimal escalation
  • Develop and implement scalable systems, preventative maintenance programs, and processes
  • Lead, coach, and support maintenance and operational teams across all locations
  • Manage annual budgets exceeding $2MM+ and oversee capital expenditure projects
  • Coordinate vendor relationships, negotiate contracts, and ensure high service standards
  • Respond rapidly to equipment failures, power outages, and critical operational disruptions
  • Maintain on-call availability for nights, weekends, and holidays as needed
  • Travel between portfolio locations to support operations and ensure standards are met
