Property Manager Requirements & Qualifications
- Minimum 5 years of residential property management experience.
- Experience managing a portfolio across multiple properties.
- Strong knowledge of NYC residential building operations.
- Working understanding of building systems: HVAC, boilers, elevators, fire safety systems, roofs, plumbing, pumps, intercoms.
- Proven track record managing supers, porters, maintenance staff, and third-party vendors.
- Experience overseeing renovations, capital projects, and expense management.
- Excellent organizational, project management, and communication skills.
- Proficiency with Microsoft Office and property management software.
- Bachelor’s degree preferred or equivalent professional experience.
- Comfortable traveling regularly between Manhattan, Brooklyn, and White Plains.
Property Manager Preferred Background & Skills
- Experience with NYC multifamily and rent-stabilized properties.
- Value-add renovation or capital project oversight.
- Prior ownership of budgets and expenses.

Property Manager Day-to-Day Responsibilities
- Conduct frequent inspections from basement to roof to ensure properties are well maintained and operating efficiently.
- Oversee and process tenant service requests, ensuring prompt resolution.
- Supervise building staff and third-party vendors to maintain performance standards.
- Manage apartment turnovers and renovations, including bidding, budgeting, and project delivery.
- Coordinate all move-ins, move-outs, inspections, permits, and regulatory compliance.
- Prepare and monitor annual operating and capital budgets, controlling costs and identifying efficiencies.
- Liaise closely with ownership, leasing, asset management, and onsite teams for seamless operations.
- Respond to urgent property matters and after-hours emergencies as needed.
