Facility Maintenance Supervisor
Location: Franklin, TN
Schedule: Monday–Friday, 7:00 AM – 4:00 PM
Position Summary
We are seeking an experienced and motivated Facility Maintenance Supervisor to oversee the daily maintenance operations of our facility in Franklin, TN. This position is responsible for supervising maintenance staff, coordinating preventive and corrective maintenance activities, ensuring building systems operate efficiently, and maintaining a safe and compliant work environment. The ideal candidate will have strong leadership skills, hands-on maintenance experience, and demonstrated expertise in waterline repair and plumbing infrastructure maintenance.
CPO (Certified Pool Operator) certification is preferred but not required.
Key Responsibilities
- Supervise and lead facility maintenance technicians and contracted service providers.
- Plan, schedule, and oversee preventive and corrective maintenance activities.
- Maintain and troubleshoot building systems, including HVAC, plumbing, electrical, lighting, and mechanical equipment.
- Perform and oversee waterline repairs, leak detection, pipe replacement, and water distribution system maintenance.
- Ensure facility equipment and systems remain operational while minimizing downtime.
- Conduct routine inspections of buildings, grounds, and equipment to identify maintenance needs.
- Coordinate vendor services and manage contractor performance.
- Monitor inventory levels for maintenance supplies, tools, and equipment.
- Maintain accurate maintenance records, work orders, and compliance documentation.
- Ensure compliance with OSHA regulations, company safety standards, and local building codes.
- Assist with facility improvement projects, renovations, and capital maintenance initiatives.
- Respond to maintenance emergencies as needed.
Required Qualifications
- High school diploma or GED required; technical or trade school education preferred.
- Minimum 5 years of facility maintenance experience.
- Minimum 2 years of supervisory or team lead experience.
- Hands-on experience with waterline repairs and plumbing infrastructure maintenance is required.
- Working knowledge of HVAC, electrical, plumbing, and general building maintenance.
- Experience using maintenance management systems (CMMS) preferred.
- Ability to read and interpret blueprints, manuals, and technical documents.
- Strong troubleshooting and problem-solving abilities.
- Excellent organizational, communication, and leadership skills.
- Ability to lift up to 50 pounds and work in various indoor and outdoor environments.
Preferred Qualifications
- Certified Pool Operator (CPO) certification preferred but not required.
- EPA Certification or other maintenance-related certifications are a plus.
- Experience overseeing multiple trades within a commercial, industrial, healthcare, or residential facility environment.
- Knowledge of preventive maintenance planning and budgeting.
