SUMMARY
Reporting to the SVP, Development, the Development Manager will be responsible for, concept development, and assisting in the pre-development, development, and construction oversight activities of assigned projects to ensure completion on schedule within budget.

ESSENTIAL DUTIES AND RESPONSIBILITIES: The role may assist in other assigned duties. The list of responsibilities described is intended to provide a general context and is subject to change.

• Support Developers in running all aspects of real estate projects, including conceptualization, preliminary design, financing, construction project management, operations, and asset management.
• Design and review project schedules and ensure alignment with the business plan.
• Lead entitlement and approval efforts on assigned projects.
• Ensure the Pro-forma is updated and refined as the project progresses and make recommendations and modifications where appropriate.
• Develop and manage the project budget working with project accounting.
• Review and manage monthly and annual development cash flow incoming/outgoings.
• Follow and control expenditures to ensure projects are proceeding within budget.
• Provide project details and support in packaging projects for potential lenders and joint venture partners.
• Strong analytical skills to perform complex financial analyses, including cash flow projections and estimates complete, are required.
• Strong negotiation skills to perform GMP negotiations with general contractors.
• Exceptional interpersonal, written, and verbal communication skills with the ability to foster good working relationships at every level within the Company and with external stakeholders such as municipalities, city councilors, and mayors, etc.
• Excellent planning, presentation, and organizational skills reflect the ability to perform and prioritize multiple tasks with exceptional diligence seamlessly.
• Proficiency in Microsoft Office (Outlook, Word, Excel, Project, and PowerPoint).

EDUCATION REQUIREMENTS

The ideal candidate will have a bachelor’s degree in architecture, Construction Management, Real Estate, or related studies and 4+ years of experience in Commercial Real Estate Development, Construction Management, and large-scale student housing projects.
