Position Summary:

The leasing consultant's focus is to assure that leasing, marketing, and customer service goals are met for the property. The Leasing consultant is 100% customer facing. The primary responsibilities of the leasing consultant are to generate traffic, lease units, and provide exceptional customer service to our residents. As a Lease-Up Leasing Consultant, you will partner with the Assistant Community Manager pertaining to the property's marketing, advertising and sales activities. You will also provide resident satisfaction throughout the term of the lease and secure resident lease renewals.

Duties/Responsibilities:

· Enthusiastically embraces the company culture, providing a welcoming environment for residents and guests, demonstrating our drive to maintain the highest of standards, and providing the best possible experience for everyone on site

· Generates and handles traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and completes move-in paperwork and processes

· Ensures model apartments are in touring condition

· Enthusiastically greets each person who enters the office

· Orients prospective and current residents to the property

· Maintains accurate and detailed records of traffic activity by entering applicable information into the property management system

· Utilizes property management software to manage incoming leads, responds quickly, and follows up on schedule

· Converts phone and email traffic into scheduled appointments with prospective residents in order to tour the property

· Manages confidential resident files, which include reviewing move-in paperwork and requirements with new residents

· Performs opening tasks, including checking on the readiness of the model or show units, the tour paths, and the community amenities

· Always presents a professional appearance and follows the established dress code policy

· Communicates effectively to site management and maintenance team to resolve any noticed issues

· Serves as a first point of contact for residents, working to resolve any issues or complaints

· Quickly escalates any customer service issues to site management when support is needed

· Maintains a pleasant, professional, and cheerful presence at all times

· Strives to meet and exceed occupancy and closing ratio goals throughout the lease-up and stabilized stages of the community

· Is knowledgeable regarding availability of units, pricing, and property information relevant to new prospects

· Is familiar with Fair Housing Regulations and performs all tasks accordingly

· Has working knowledge of the local community, including local schools, businesses, and events

· Participates in planning and hosting resident appreciation events

· Constantly works to promote a sense of community among residents

· Other duties as assigned

Requirements:

Required Skills/Abilities:

· Excellent customer service, communication, and interpersonal skills

· Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint and Excel

· Experience in social media and technology

· Sensitivity to confidential matters and information is required

· Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency

· Strong organizational and time-management skills

· Ability to use general office equipment, such as telephone, printer, scanner, copier, and key track system

· Proficiency in converting phone calls to appointments and appointments to leases

· Flexibility to work weekends, evenings, overtime, and other unscheduled times as required

Education and Experience:

· At least 3 years of customer service experience

· Minimum of one year of previous residential leasing experience is required

· High school diploma or equivalent combination of education required

· Multi-Family Lease Up experience preferred

· Prior experience in RealPage, OneSite, or another equivalent property management system is preferred

Physical Requirements:

? Prolonged periods sitting at a desk and working on a computer.

? Must be able to lift up to 15 pounds at times.
